DESCRIPTION OF THE PROJECT
Responsive housing: supply adapting to demand.
MODUS ÆDIFICANDI offers individuals and companies to be participants in the design of their housing project. Through a Web application, future buyers will be able to personalise their volumes (form, typology, finish) and define their shared spaces within urban, collective, qualitative and sustainable projects.
Billy Guidoni has worked as an architect in international agencies (OMA, MVRDV, Herzog & de Meuron) on complex projects, such as the participative urban project Homerus in Almere, the headquarters of DnB NOR Bank in Oslo, and the Bordeaux Atlantic Stadium. His interest in property development led him to embark on a Master’s Degree in Property Operations for which he presented the thesis Habitat Participatif (Participatory Housing) 2.0, which was to become the foundation of Modus Ædificandi.

Future buyers can finally design an individual and atypical housing, both collective and responsible.
This participatory approach is a real asset for the region’s appeal when promoting an urban lifestyle and aiming at a dynamic population (family, company, etc.).
By intervening in particular in rehabilitation, the territories can thus form a singular, flexible, reversible asset base, without land consumption, and by allowing an adjustment between supply and demand over several life cycles of the building.
Participatory housing is a booming market in Europe. The development of Modus Ædificandi in the Mediterranean area, the cradle of the modern city, would rival the leadership of the northern countries in terms of urban planning and lifestyles.
The company is currently in discussion with cities and property developers.
It will launch a fundraising and will promote its first projects in 2020, in particular in the territory of the Aix-Marseille-Provence Metropolis.
